Ulverston's cobbled streets and Georgian cottages have been lived in, extended and patched up across the centuries. By the time most of these houses come to us, the question is rarely 'what colour?' — it's 'what's already gone wrong, and what needs fixing before we can decorate at all?'
We walk the property, inside and out, before pricing anything. We're looking for moving cracks, soft renders, blown plaster, water-staining around chimneys and bay windows, and any timber the weather has worked into. A decorator's quote that doesn't acknowledge these things is one that will come back to bite you in year two.
Wherever sound plaster survives, we keep it. Localised blown patches are cut out, the laths checked, and the area re-floated and skimmed to match. Full re-plastering is expensive and rarely necessary in an Ulverston cottage that has stood for two hundred years.
Failed pointing lets in water; cracked render holds it against the wall. We re-point in matching mortar, patch render with a system that bonds to the original, and only then move on to the paint specification for the exterior.
Sash windows, panelled doors, skirtings and architraves are all candidates for splice repair before replacement. Original joinery is part of the building's character and almost always worth saving.
